Sources, method, and limitations

  • Sources: RentalNoodle area warehouse (database rental listings + US Census ACS median home values). Map pan does not call live RentCast sale feeds.
  • Method: Gross yield here is annual rent ÷ value × 100. Census-based yield uses 12 × median rent ÷ Census ACS median home value for the area. Listing-based yield (when present) uses warehouse rent medians against sale medians when sale samples exist — sale listings are often empty because paid sale feeds are not used on map requests. These are gross estimates before vacancy, expenses, taxes, insurance, financing, or capex. Not net return. Not financial advice.
  • Gross vs net: Figures above are gross yield estimates. They are not NOI, cash-on-cash, or after-tax returns.
  • Coverage: Only viewports previously stored in the warehouse appear here. Absence of a metro does not mean the market is poor — it means we lack a stored snapshot.
