How to Turn a Rental Unit Between Tenants (Day-by-Day)

A practical unit-turn playbook for independent landlords: keys, deposit closeout, repairs, cleaning, photos, listing, and handoff to the next lease — without losing a week to chaos.

A unit turn is a short project with a fixed end date: vacant, safe, rentable, and documented. Treat it like a punch list with owners — you — not like “we’ll tidy when we have time.” The goal is predictable days on market, not a perfect remodel between every tenancy.

Day 0 — Move-out day

  • Collect all keys, fobs, remotes, and mailbox keys against a written inventory
  • Walk the unit with the move-out inspection checklist and take photos in the same order as move-in
  • Confirm utilities status (who remains on which account)
  • Change or rekey locks if that is your standard between tenancies

Days 1–2 — Scope and schedule

Separate make-ready work into three buckets: safety/habitability, cosmetic, and deferrable. Safety items (smoke/CO detectors, active leaks, nonfunctional heat in season, exposed wiring) block listing. Cosmetic items can run in parallel with listing photos if the unit photographs clean.

Days 2–5 — Make-ready execution

  1. Book cleaning after major repairs that create dust (paint, flooring)
  2. Complete punch list with photos of completed work
  3. Test every outlet, faucet, appliance cycle, and detector
  4. Replace HVAC filters; note filter size in the property file
  5. Mow / edge / clear entry if exterior is part of the curb appeal

Deposit closeout runs in parallel

Do not wait until the unit is re-leased to start the deposit clock. Compare move-in vs move-out evidence, get invoices for deductible damage, and send the itemized notice within your state’s deadline. Habitability repairs you owed anyway are not automatic tenant charges.
