Move-In Checklist for Renters: What to Do Before and on Move-In Day
A complete move-in checklist for renters — what to inspect, document, and confirm before signing and picking up keys.
Your move-in inspection is one of the most important things you'll do as a renter. Done well, it protects your security deposit. Skipped, you could be charged for damage that was already there.
Before move-in day
- Confirm move-in date, time, and key pickup with your landlord
- Get renter's insurance — required by most leases; typically $15–25/month
- Set up utilities in your name (electricity, gas, internet)
- Do a final walkthrough before moving furniture in
- Take timestamped photos and video of every room before unboxing
- Test all locks, windows, and doors — report anything broken immediately
- Note pre-existing damage in writing and email your landlord
Inspect every room
- Walls, floors, ceilings — note all scuffs, stains, holes, or damage
- Windows — open, close, lock; check for broken seals or cracked glass
- Doors — open, close, lock; check all deadbolts and knobs
- Light switches and outlets — test every one
- Smoke and CO detectors — confirm they're present and working
- HVAC vents and thermostat — verify heating and cooling work
Kitchen inspection
- All appliances — run dishwasher, test oven burners, check refrigerator
- Cabinets and drawers — open all; note damage
- Sink and faucet — check for leaks, low pressure, or slow drains
- Garbage disposal — run it
- Exhaust fan — turn it on
Bathroom inspection
- Toilet — flush, check for running or wobbling
- Tub and shower — run hot and cold water; check pressure and drain
- Sink — check faucet and drain
- Exhaust fan — run it; mold-prone if it doesn't work
- Grout and caulking — note any cracks or discoloration
Send your report
- Compile all photos/video into a move-in inspection report
- Email it to your landlord within 24–48 hours of moving in
- Keep a copy — your protection against false damage claims at move-out
- Ask your landlord to acknowledge receipt in writing
